The property is on two levels, set in a terraced Olive grove of around twenty old trees, and surrounded by mature oak woods.

The main upper floor has a large bright double-height lounge, with mezzanine library and office above. Picture windows look over the Peymeinade valley, and take in Valbonne, Cannes and Tanneron. Leather 3 and 2 seat sofas, leather reclining chair, 32 inch Flat screen LCD TV, with British channels via satellite.

DVD player/home cinema, a large library of DVDs and audio CDs. Hi Fi. Extensive book library, with full selection of local maps and guides. Open fire, and full oil-fired central heating. Oak Dining table and chairs for 8. Electrically driven sun shade over main windows. A permanent wireless Broadband network is available for laptop users. Door leading onto the terrace, running the full length of the house, also with separate sun shade.

The newly equipped, fully fitted kitchen also leads onto the terrace, and has a Dishwasher, Microwave, electric fan oven, halogen hob and fridge/freezer, and is fully equipped for 8 people with ample cooking utensils and crockery.

Double bedroom with french windows leading to the terrace, with 180cm queen sized double. Built-in wardrobes, and enclosed washbasin. Flat screen TV, DVD player and Music system in bedroom.

Option of twin 90cm beds (on request).

Bedroom 2  

Double bedroom also with french windows leading to terrace, with double 140cm bed.

Summer kitchen 

Miele Washing machine, sink unit and storage. Microwave. Fridge/freezer. Large doors leading out to garden terraces. Partially enclosed and shaded seating area overlooking the garden and pool, and open area with teak patio furniture for alfresco dining.

Bedroom 3 

A large airy double room, with twin 90cm beds, and double doors leading directly out onto the terraced garden. Two built in wardrobes. 

Shower and WC  on the ground floor level.

Pool 

The pool is situated on the terrace below the ground floor, and convenient for the summer kitchen.  This bassin-type pool is 8 feet (2.5m) wide, and just over 15 feet (4.65m) long, and a minimum of around 4 feet (1.25m) deep throughout.  Although fully secured by fencing and gates, it is not suitable for small children. There is ample seating onn the decking  area on the same level as the pool, some of which is shaded by olive trees. The pool has recently been fully refurbished with Saltwater sterilisation, diatom filtration, automatic pH control and a UWE SwimJet.  6 Sun loungers are provided. 

Garden  This is a steeply terraced garden, covering 6 terraces, over 2000 sq metres in area, originally an old olive grove, with mediterranean trees and shrubs.  A barbeque is built in to the area by the summer kitchen, which is more shaded in hot weather. Ample parking for 3 cars. Boules pitch.

Entrance 

The hillside is steep, and access  (as to most properties locally) is uphill via a fairly narrow but well surfaced tarmac drive, only safely approached from Le Tignet to the west. A tight bend at the top then requires a short reverse to negotiate it,  before entering the drive.
